These Terms of Use (“Terms”) are a binding agreement between you and Sobi Realty, LLC d/b/a Trim Property Taxes (“Trim Property Taxes,” “we,” “us,” or “our”). They govern access to and use of our website, accounts, questionnaires, dashboard, APIs, reports, document tools, purchases, and related services.

You remain responsible for every deadline and filing.Use of the platform does not extend a deadline, file an appeal, prove receipt by a government agency, or guarantee a reduction, refund, exemption, valuation change, or hearing result.

1. Acceptance and Related Policies

By accessing the website, creating an account, purchasing a service, checking an acceptance box, submitting information, requesting that work begin, downloading a report, or continuing to use the platform after updated Terms take effect, you agree to these Terms.

Our Privacy Policy explains how we handle information. Our Website Disclaimers & Service Policies contain additional service limitations, customer responsibilities, cancellation terms, and product-specific disclosures. Those policies are incorporated into these Terms. Product descriptions and checkout disclosures also form part of your agreement for the purchased service.

If you do not agree, do not use the website or purchase a service.

2. Eligibility and Authority

You must be at least 18 years old and legally capable of entering a contract. You represent that the information you submit is for property you own or are authorized to address, and that you have authority to act for any owner, company, trust, estate, partnership, limited liability company, tenant, agent, or other person or entity identified in the account or service request.

You may not impersonate another person, falsely claim authority, or use the service to obtain nonpublic information about property or individuals without a lawful purpose.

3. Accounts and Security

You must provide accurate, current, and complete account information and keep it updated. You are responsible for maintaining the confidentiality of login credentials and for all activity conducted through your account unless caused by our failure to use reasonable security measures.

Notify us promptly at support@trimpropertytaxes.com if you suspect unauthorized access, credential compromise, or incorrect account information. We may require identity or authority verification before releasing documents, changing account details, or processing sensitive requests.

4. Services, Data, APIs, and Generated Outputs

Trim Property Taxes provides technology-enabled property-tax information and support. Features may include property-record matching, guided questionnaires, automated issue spotting, valuation screening, comparable-property information, document organization, evidence checklists, report or form generation, filing instructions, reminders, and dashboard tools.

We use designed APIs, rules-based logic, data sources, and automated systems. Public records, vendor data, user submissions, algorithms, and generated outputs may be incomplete, delayed, outdated, mismatched, or inaccurate. You must review all names, parcel numbers, values, dates, facts, calculations, attachments, forms, and instructions before relying on or submitting them.

We may modify, replace, add, suspend, or discontinue features. We do not promise that every county, property type, filing method, record source, or document format will always be supported.

5. No Legal, Appraisal, Accounting, or Tax Advice

Website use does not retain an attorney.

Sobi Realty, LLC is not a law firm. Website access, payment, questionnaire answers, uploads, portal messages, reports, forms, and communications do not create an attorney-client relationship or include legal services.

Legal services exist only when you and a separately identified legal-services provider sign an independent written engagement agreement accepted by that provider. Any such engagement is separate from these Terms.

Unless a separate signed agreement expressly states otherwise, our services are not a certified appraisal, appraisal review, title opinion, survey, engineering report, accounting service, tax advice, financial advice, or legal representation. Consult qualified professionals for advice specific to your circumstances.

6. Your Information, Documents, and Permissions

You retain ownership of information and documents you submit. You grant us a nonexclusive, worldwide, royalty-free license to host, copy, process, analyze, format, transmit, display, and create derivative work product from that content solely as reasonably necessary to operate the platform, provide requested services, comply with law, protect the service, and improve our internal systems using aggregated or deidentified information.

You represent that submitted content is accurate to the best of your knowledge, does not violate law or third-party rights, and may lawfully be provided to us. You are responsible for maintaining original records and independent backups. Do not upload malware, unlawfully obtained records, privileged material belonging to others, or unnecessary sensitive information.

We may rely on information you provide without independently verifying every fact. You must promptly correct inaccuracies and review generated documents before use.

7. Acceptable Use

You may use the platform only for lawful property-tax and related administrative purposes. You may not:

  • Access another person’s account or data without authorization.
  • Submit false, misleading, fraudulent, infringing, defamatory, or unlawful information.
  • Interfere with security, scrape or extract data at scale, reverse engineer protected components, probe vulnerabilities, introduce malicious code, or overload the platform.
  • Use automated means to access the service except through interfaces and permissions we expressly provide.
  • Copy, resell, sublicense, publish, or commercially exploit our templates, reports, questionnaires, software, scoring logic, or content except for your own purchased property-tax matter.
  • Use generated documents to misrepresent facts, impersonate a professional, engage in unauthorized practice, or violate government filing rules.

8. Purchases, Fees, and Payment

Prices, included services, taxes, filing fees, shipping, and other charges are displayed at checkout or in a separate written agreement. You authorize us and our payment processor to charge the selected payment method for the amount shown.

Government filing fees, recording fees, expert fees, appraisal fees, hearing costs, postage, and third-party charges are not included unless expressly stated. We may correct obvious pricing or product-description errors before completing the affected service and will provide any remedy required by law.

9. Cancellation and Refund Policy

You may request cancellation within 72 hours after purchase only if you have not begun answering the post-purchase Appeal Questionnaire and we have not begun preparing your customized appeal package. The free pre-purchase Quick Reduction Check does not count toward this determination. The purchase becomes final and non-refundable at the earliest of the following:

  • Your first answer to the post-purchase Appeal Questionnaire is saved.
  • You upload information and request or permit us to begin processing or generating work product.
  • We begin preparing your customized appeal package, including analysis, research, report generation, document preparation, or another purchased service.
  • A customized report, form, filing instruction, checklist, valuation output, or other digital deliverable is generated or made available.
  • The 72-hour cancellation period expires.

Cancellation requests must be sent to support@trimpropertytaxes.com within the applicable period. Failure to use, download, print, review, or file a completed product does not create a refund right. These terms do not limit any non-waivable right provided by applicable law.

10. Deadlines, Filing, and Government Receipt

You are solely responsible for determining, confirming, and meeting every filing, petition, evidence, payment, hearing, and court deadline. Deadlines differ by county, property, notice date, procedure, and year, and may change.

Unless a separate signed agreement expressly states that another party will file on your behalf, you are responsible for filing through the correct portal, email, mail, hand delivery, or other required method; paying applicable fees; and obtaining confirmation that the correct government office timely received and accepted the filing.

Emails, text messages, dashboard alerts, calendars, status labels, and reminders are conveniences only. Their absence, delay, error, or delivery failure does not transfer deadline responsibility to us.

11. Commercial Property Services

Commercial-property customers may be required to sign a separate contingency-fee or other engagement agreement available through the customer portal. Purchasing a commercial review, creating an account, uploading records, or receiving preliminary analysis does not by itself activate representation or a contingency-fee engagement.

No commercial representation, hearing attendance, legal service, or contingency-fee obligation begins unless the applicable provider accepts a separate written agreement. The separate agreement controls if it conflicts with these Terms concerning the services covered by that agreement.

12. Physical Copies

Digital delivery is standard unless otherwise stated. If physical copies of generated reports or packages are requested and available, the fee is $25 plus shipping and handling. Additional fees may apply for unusually large packages, expedited delivery, international delivery, replacement copies, or third-party printing charges, with notice before the additional charge is incurred.

13. Intellectual Property

The platform and its software, visual design, branding, logos, questionnaires, selection and arrangement of content, templates, reports, workflows, scoring or decision logic, documentation, text, graphics, and other materials are owned by or licensed to Trim Property Taxes and are protected by intellectual-property laws.

Subject to these Terms and payment of applicable fees, we grant you a limited, revocable, nonexclusive, nontransferable license to use delivered materials for the property and service for which they were generated. No ownership rights are transferred. “Trim Property Taxes” and associated branding may not be used without written permission.

14. Third-Party Services and Government Systems

The platform may depend on government websites, public databases, payment processors, hosting providers, mapping tools, communications systems, electronic-signature services, shipping providers, and other third parties. We do not control their content, availability, security, accuracy, terms, or processing times.

A link or integration does not imply endorsement. Your use of third-party services may be governed by separate terms and privacy policies. We are not responsible for a government agency rejecting, losing, delaying, reclassifying, or failing to process a filing.

15. Electronic Communications and Signatures

You consent to receive agreements, disclosures, receipts, service notices, account messages, and other records electronically. Checking a box, typing a name, clicking an acceptance button, or taking another electronic action may constitute your electronic signature and agreement.

You are responsible for maintaining a current email address and telephone number and for checking spam filters, the dashboard, and other designated communication channels. You may withdraw consent to electronic records by contacting us, but doing so may require account closure or paper-processing fees where permitted and disclosed.

16. Suspension and Termination

We may suspend or terminate access, limit features, preserve records, or refuse service when reasonably necessary to address nonpayment, suspected fraud, security risks, unlawful activity, misuse, inaccurate authority claims, threats, harassment, technical harm, or material violations of these Terms.

You may stop using the platform at any time. Termination does not eliminate accrued payment obligations, final-sale terms, recordkeeping rights, intellectual-property restrictions, liability limitations, or provisions that by their nature should survive.

17. Warranty Disclaimers

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE WEBSITE, PLATFORM, DATA, APIS, REPORTS, FORMS, DOCUMENTS, ESTIMATES, REMINDERS, AND SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE.” WE DISCLAIM EXPRESS, IMPLIED, AND STATUTORY WARRANTIES, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, COMPLETENESS, TIMELINESS, AVAILABILITY, AND RESULTS.

WE DO NOT GUARANTEE ELIGIBILITY, ACCEPTANCE, FILING, DELIVERY, HEARING ATTENDANCE, A TAX REDUCTION, REFUND, EXEMPTION, VALUE CHANGE, SAVINGS AMOUNT, OR ANY PARTICULAR OUTCOME. Some jurisdictions do not permit certain warranty exclusions, so portions of this section may not apply to you.

18. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, SOBI REALTY, LLC AND ITS OWNERS, OFFICERS, EMPLOYEES, CONTRACTORS, LICENSORS, AND SERVICE PROVIDERS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES; LOST PROFITS OR SAVINGS; LOST DATA; MISSED DEADLINES; REJECTED FILINGS; OR DAMAGES ARISING FROM THIRD-PARTY OR GOVERNMENT SYSTEMS.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL AGGREGATE LIABILITY ARISING FROM THE AFFECTED PRODUCT OR SERVICE WILL NOT EXCEED THE AMOUNT YOU PAID US FOR THAT PRODUCT OR SERVICE DURING THE 12 MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM.

These limitations do not apply where prohibited by law or to liability that cannot legally be limited.

19. Indemnification

To the extent permitted by law, you agree to defend, indemnify, and hold harmless Sobi Realty, LLC and its owners, officers, employees, contractors, licensors, and service providers from third-party claims, losses, liabilities, and reasonable costs arising from your unlawful use of the service, your violation of these Terms, your lack of authority concerning submitted property or personal information, or content you submit that violates another person’s rights.

This section does not require you to indemnify a party for that party’s own unlawful conduct or where indemnification is prohibited by law.

20. Governing Law and Disputes

These Terms are governed by Florida law, without regard to conflict-of-law principles. Before filing a claim, you and Trim Property Taxes agree to make a good-faith effort to resolve the issue by written notice describing the dispute and requested resolution.

Unless applicable law requires otherwise, any court proceeding arising from these Terms or the platform must be brought in a state or federal court with jurisdiction in Broward County, Florida. Nothing in these Terms prevents either party from seeking appropriate injunctive relief or using a court of competent jurisdiction for a claim that cannot lawfully be restricted to that venue.

21. Changes to These Terms

We may update these Terms prospectively to reflect changes in services, technology, law, or business practices. The updated version will display a revised effective date. Material changes will be communicated as required by law and will not retroactively alter completed purchases in a manner that is unfair or prohibited.

Your purchase is governed by the version accepted at checkout, together with any later change you affirmatively accept. We may require renewed acceptance before continued use of certain features.
